With a total of 112,535 net rentable square feet and 822 units, this regional portfolio is poised for economies of scale during ownership and a premium valuation at exit. The deal metrics include a 3-year term, 8% preferred return, targeted IRR of 14% - 17%, targeted average annualized return of 15% - 18%, and $0.38 in targeted depreciation for every $1 invested.
