SSSE is building a 49,825 net rentable square foot (NRSF) facility in a rapidly growing submarket with significant unmet storage demand, multiple nearby residential developments, and limited high-quality competition. The growing market, near a major MSA, with a severe under supply of self storage, led us to pursue this opportunity. There is land to expand beyond this initial phase as well. Over the 3 year investment term, investors can experience a 6% preferred return, 16% - 20% targeted IRR, 1.5x - 1.8x targeted equity multiple, and estimated depreciation of $0.43 per $1 invested.
