Building Momentum Across Our Self-Storage Portfolio

Q1 2026 brought continued progress across the SSSE portfolio, with new acquisitions moving forward, property performance improving, and several operational initiatives gaining traction.

One of the biggest highlights was the continued growth of the SSSE Diversified Self Storage Fund I. After closing on Rochester Storage Units, the fund received loan commitment approval for its second acquisition in Plattsburgh, with additional wholesale opportunities already in the pipeline.

Several properties delivered encouraging results during the quarter.

Ironton generated $108,278 in Q1 revenue, up from $107,986 in Q4 2025, while occupancy reached 77.35%. The property also welcomed 49 new tenants during the quarter.

At Morgantown, occupancy reached 83.63%, with Q1 revenue climbing to $73,326 compared with $66,882 in Q1 2025.

Sandusky also showed positive momentum, with revenue increasing to $87,592, compared with $80,798 in Q4 2025. Management noted that the property's revenue ramp-up continues as leasing activity picks up.

The quarter also brought meaningful improvements behind the scenes.

Across several properties, SSSE transitioned property management to Anytime Storage Property Management, introduced enhanced technology, and added video functionality to improve communication with current and prospective tenants.

The portfolio also increased its focus on Google advertising and Local Service Ads, with early pilot results showing strong potential for increasing visibility and lead generation.

SSSE is also preparing for its next phase of growth.

The Kings Mountain, NC development is shovel-ready, with permits in hand and bank pre-flight approval already received. Meanwhile, the Diversified Self Storage Fund has additional opportunities in its pipeline, including two wholesale deals targeted to close in the coming months.
